Waterproofing a home is the process used to eliminate or prevent water from seeping in and causing a wet basement. Over time the foundation of a home settles which can cause cracking and shifting and means you have the possibility of water entering your home.
A few things that will help you determine if you need to have your home waterproofed are:

Musty smell in your basement
Condensation on the floor
Water stains on your basement walls or floor

Common Problems and Wet Basement Solutions

There are a number of solutions for a wet basement but determining the cause and site of where the water is entering is the first step in deciding the proper resolution. In unfinished basements there will be a water stain on the foundation wall where the water is coming in. Finished basements make it harder to detect the source but the first thing our specialists will do is find the area is building up and look for cracks on the exterior walls of the foundation. Once cracks are found, we will use Epoxy or Urethane injection on the interior and a Wall-Clay process on the exterior.

If cracks aren’t the issue, the cove joint, or where the floor and wall meet, is another area that could be allowing water to enter. Typically, water comes through at these joints after an extended period of rain or snow melt. If it is determined that a cove joint is the source of the water leak, we will install and Drain Tile System which utilizes a sump pump to force the excess water out.

Foundation Waterproofing & Grading Problems

At times the diagnosis of your wet basement will show that water is entering from the joint formed by the bricks that lay on top of the foundation wall. If this is the case, lowering the grade is not an option. The best option would be the application of an Exterior Subsoil Membrane to the below grade section of the wall. This membrane could be effective for waterproofing stone and brick foundations as well.

There are several problems with carbon fiber plates. The main issue is carbon fiber plates do not secure to the sill plate or the floor where the major problem areas occur. Due to the lack of top and bottom attachments, the outside ground pressure shifts to the top and bottom of the foundation wall and makes the wall move as one unit resulting in a total failure. The wall shears at the cove, where the wall meets the floor. It is a disastrous situation. In the event this happens, it is possible the whole basement may need to be rebuilt.

The other problem is that fiber plates are pre-impregnated with an epoxy resin. This makes the product very rigid and straight. You will most likely be working with a bowed or deflected surface so a rigid product is going to be have a harder time bonding to the work surface. In addition, epoxy has a difficult time adhering to other epoxies. Since the plates are already pre-impregnated with epoxy, the bond is only as good as the bond between epoxies. It doesn’t have a chance to bond the carbon fiber to the foundation wall. This causes the carbon fiber plate to delaminate with time, requiring additional work in the future. If the contractor has to come back after a failed carbon fiber plate install, the damage done to the wall is commonly worse than at the time when the wall was originally repaired.

This carbon fiber product has a Kevlar weave that produces some horizontal strength. A necktie is attached to the rim joist, which disperses the outside force more evenly. This allows for continued movement because it is difficult to install with tension. This creates a situation where the necktie is obsolete until it is placed in tension. Unfortunately, the only way for the necktie to be placed under tension is for the wall to continue to move inward.

Carbon fiber Kevlar straps do not attach to the footer, which allows for the wall to shear at the bottom block. This is because the bottom block is partially below the poured concrete floor, which holds it in place. Over time, the outside pressure will push the entire wall inward as one unit off of the bottom block. This results in a total wall failure, requiring the wall to be rebuilt or pushed back into place if possible.

This is a common misconception because carbon fiber sheets are typically unidirectional, thinner and lighter than other carbon fiber products. Sheets typically weigh between 240g and 280g. Carbon fiber sheets are used because they do not require a custom weave, making them easier to source and cheaper to obtain. A high-quality carbon fiber will be bi-directional weighing above 550g.

Crack Injection: Cracks often originate from a point of weakness such as the corner of a window, a beam pocket, a utility penetration or from the cut-out of a door sill. Cracking is a common issue that occurs with poured foundations. Concrete walls will crack due to the release of water during the curing process or because of settlement. Cracks are commonly found near breaks in walls or in the middle of long walls uninterrupted by turns in the wall. These cracks often leak and surface repairs with rigid products such as hydraulic cement or epoxy will often fail within a couple of years. Proper crack repair requires that the cracks be fully filled with either epoxy resin or urethane foam. Foundation cracks are not all the same. Epoxy injection should be used for cracks that need to be structurally repaired. Epoxies can add a great amount of strength to a foundation and at times can even exceed the strength of the surrounding concrete. The epoxy injection process begins by cleaning the crack and the surrounding area of all debris. Injection ports are then inserted along the length of the crack. The epoxy is then injected through the ports until the crack is completely sealed.
